Roof Repair Paint from Promain

Roof repair paint, by that we assume that you've got something like a flat roof commonly found on extensions, and garages etc. A lot of these roofs, they have got the felt, or the felt with the stones on them. It's a bitumen-based product. After about 10 years or so, the bitumen in the felt can become a bit brittle and then will start to break apart. You get leaks in it and water starts to seep through to the garage or extension underneath.

It's absolutely vital that you do maintain these flat roofs. You often get ponding water, standing water that eventually will find its way through. Home insurance policies often won't pay out if you haven't maintained these flat roofs adequately.

Products to Use

Products to consider are the Rustoleum fillcoat fibers, the Roofix 20/10, Acrypol Plus. What these products are, they are quite a thick, gloopy, sticky product. They often have fiberglass strands within it to give the paint a bit more strength as well.

If you were to simply apply a paint to 1 of these flat roofs and a crack, or gap was to open and close as the temperatures change, the chances are any paint will split. Having a reinforced product, as I say, with glass fiber strands within it, or a product where you are introducing a fiberglass mat within the system, such as the Decothane, or the 3M poly tech system, this will ensure that any movement with the substrate below, the force of that movement is actually spread out over a much wider area of paint. Therefore, there's less stress on it in a small area of coating. This is very important when you're looking to try and create a waterproof roof.

Some people, if they're looking for a quick fix, yeah, you can do a patch repair with these products, but because the water might creep in behind the product that's just been applied, again the leak may come back after maybe a few months or a year. That's only a quick fix. Really, when you're doing these roof repairs, then you should really be looking to create a continuous membrane across the entire roof and probably up the sides of any parapet walls, or up underneath the guttering.

If you think about maybe applying the paint in such a way that no running water, or any standing water can creep in behind the paint, that is the most effective way to do it. These paints will give you life expectancy of 5 to 10 years plus for the simpler pre-reinforced products, but for the poly tech systems where you have to introduce the matting as well, then yeah, you got systems that have life expectancy of up to about 25 years. Yeah, it's certainly worthwhile doing.

Again, preparation. You're going to need the fungicidal washes we mentioned in other products there. Yeah, do clean down the roof. Where you've got blisters, where the felt has risen up, then yes, quite often it's a good idea to actually cut open these blisters. Open it up. Let it dry out and stick it back down again.

Any up stands that you've got will need to be locally reinforced. You can use a lighter grade of fiberglass matting. Let's say the 100 gram per square meter grade so it's easier to work with. Let's say if you got a tube sticking out of the roof, you're going to need to effectively fashion a collar around the base of that round protrusion and then apply plenty of product around that. Where dissimilar substrates meet, let's say metal, or plastic on the roof, they all expand and contract at different rates as the temperatures drop or rise.

Also, around the edges of any roofing as well, where you got any parapet walls, or gutters, yeah, do pay special attention to those. Where you've got a brick parapet wall and then you've got a felt horizontal area, again, get into the corners and do apply plenty of product and make sure it's very well reinforced. Once you've done the detailing work, then you can concentrate on applying the product to the main body of the roof. A popular way of doing it is let's say you apply the product first. You then roll over the fiberglass matting over that. Then you roll over the matting again so that the product bleeds through the matting. It encapsulates the fiberglass within that first good thick coating. Usually, you put it on at around 1 liter per square meter.

Over the top of that, the next day, you can then go on with a top coat which comes in a range of grays. Sorry, this is the poly tech EC661, or 662 system I'm thinking of right now. It involves an embedment coat, the fiberglass batting, and a topcoat. That system will give you about 15 years life expectancy.

For the 25 year life expectancy, quite simply you double up on the embedment coat that goes down. That's the EC661. You're increasing the thickness of the embedment coats before the topcoat goes down there. That's, as I say, usually for larger buildings. Yes, it is a bit more expensive. It often works out to be around about 38 to £40 a square meter, or thereabouts plus your VAT. That's just for the materials. Of course there's labor on top of that as well. For smaller jobs, that's a residential single or double garage, products like the fillcoat fibers, Dac Fill and the Roofix 20/10, they are more than adequate. We've got a range of solutions there.
